In 2016, Bethany and Keith built an adorable guest house in their 12 South neighborhood of Nashville and began a new chapter as short-term-rental hosts.  Bethany quickly discovered this "side-hustle" allowed her a practical application for her love of people and hospitality, and she poured heart and soul into discovering how to host at the absolute highest level possible.  In 2022, they purchased a cabin in Pigeon Forge, Tennessee and expanded their business.  Bethany also enjoys helping other hosts on their short-term-rental journeys and has helped launch or re-tool eight properties to date (not counting her own).  In 2021, she was named "Most Hospitable Host in Tennessee" by AirBnB and in 2024 The 12 South Carriage House was named on a list of "10 properties in the top 1%" of the 7.7 million active Airbnb listings worldwide.  The Carriage House has also taken home 1st, 3rd, 2nd & 3rd place in the Nashville Scene's "Best Of" contest in 2021, 2022, 2023 & 2024 respectively.
